The Aidra Origin Story:
From Problem to Platform in 12 Months
A facility manager was facing a familiar problem.
Building inspections were eating up weeks. Condition assessments required months of manual documentation. Data was scattered across spreadsheets and binders. And the real work — the strategic decisions that actually improve buildings and the people in them — kept getting pushed to the back of the queue.
It was a problem that facility professionals everywhere knew too well.
The Conversation That Started It All
April 2024. A drive to Opelika, Alabama for a bike race Lindsey and Billy were chatting abotu the problem he was facing and thinking of solutions. A conversation about the problem invoked a moment – a question – WHAT IF… AI could do it?
Then a phone call to someone who understood both the problem and the vision.
The idea was focused and specific: build an AI that could look at a space, identify damage, and generate a work order. Walk in, point your phone, let the AI flag what’s wrong, and get a report to your maintenance team faster. No more sticky notes. No more “I’ll put in a ticket when I get back to my desk.” No more damage going unreported because nobody had time to document it.
A real problem. A clean solution. And a name that said exactly what it was:
A.I.D.R.A. — Artificially Intelligent Damage Reporting Agent.
That conversation sparked more than an idea — it sparked a conviction that this could be built. That it should be built. That the technology existed; someone just needed to put it together.
A phone call to James. One question: Can we use AI to do this?
The answer was yes and 24 hours later, we had a prototype.
From Prototype to Product
What happened next was relentless.
A prototype became a vision. The vision found a partner in Roger, who brought the strategic depth and operational rigor needed to turn an idea into a real company. The team started building — not in isolation, but in conversation with the people who’d actually live with the product every day.
A dozen facility managers became beta testers. They walked through their buildings with the early version of Aidra. They gave feedback. They pushed back. They demanded better. The team listened, refined, iterated, and built again.
And then something unexpected happened.
One of those beta testers — Sam Peng — started asking a question that would reshape the entire product: “This is great — but can it also do…?”
Can it capture equipment data? Can it score building conditions? Can it estimate costs? Can it read thermal imagery? Can it document life safety systems?
Every time Sam asked, the answer was yes. And every time the answer was yes, it pushed the team to build it. What started as a damage reporting agent started becoming something much bigger — a full condition assessment platform. A tool for work orders was evolving into an enterprise solution for capital planning, deferred maintenance tracking, portfolio management, and strategic decision-making.
To this day, Sam continues to challenge the team’s own assumptions about the limitations of the system. And so far, every single time, the answer has been the same: Yes it can.
The name stuck — but Aidra outgrew it. And that’s exactly as it should be. The name reminds us where we started: with a real problem, in a real building, that needed a real solution. And with people like Sam who refused to let us think small.
Twelve months from that first conversation to launch day: April 5, 2025.
One Year Later — The Numbers Tell the Story
One year after launch, Aidra isn’t just a product. It’s a movement.
Over 75 users in the system.
Hundreds of completed reports and inspections — each one capturing in minuets, what used to take days.
Thousands of assets captured — equipment, systems, conditions — all standardized, all searchable, all actionable.
Millions in maintenance costs identified — deferred maintenance that was invisible is now visible. Strategic decisions can finally be made on data instead of guesswork.
Thousands of hours saved from the manual documentation process — time that facility professionals are getting back to do the work that actually matters.
The Real Impact
Here’s what those numbers mean in human terms:
A facility manager who used to spend 40 hours on a condition assessment now spends 6. That’s 34 hours back. Hours to lead their team. Hours to plan strategically. Hours to actually use the data instead of just collecting it.
A campus with 50 buildings can now assess their entire portfolio in days instead of months. They can see patterns. They can prioritize. They can make decisions with confidence.
A maintenance team can spend less time documenting and more time fixing. Less time in spreadsheets and more time in the field doing the work they were hired to do.
What Aidra Does
Walk through a building with your phone. Aidra’s AI-powered computer vision platform transforms video, photos, thermal imagery, and audio into standardized, audit-ready reports — in minutes.
No specialized hardware. No LiDAR scanners. No weeks of post-processing. Just the phone in your pocket and a platform that understands what facility professionals actually need.
The platform now includes:
- Automated inspections
- Equipment asset management
- Thermal analysis
- APPA scoring
- Cost estimations
- Life safety documentation
- And more in development
Every one of those features exists because someone in a building asked, “Can it also do…?” — and the answer was yes.
The Philosophy Behind Aidra
Aidra doesn’t replace facility professionals. It empowers them.
The expertise built over years and decades — that’s irreplaceable. The judgment calls, the strategic thinking, the deep knowledge of your buildings — that stays with you. What Aidra does is eliminate the tedious, time-consuming, error-prone parts of the process so you can focus on what actually matters.
Human-AI partnership. Not automation for automation’s sake. Partnership that gives time back.
From Idea to Impact in 12 Months
April 2024: A drive to Opelika. A problem. A vision. A name.
April 2025: A product. A launch. A mission.
April 2026: 75+ users. Hundreds of reports. Thousands of assets. Millions in identified costs. Thousands of hours saved.
